Henley Holidays Terms & Conditions as at 15 August 2021

Booking conditions:

  • All bookings incur a one off, non-refundable booking fee of $75.00. This booking fee is payable at the time of booking.
  • A deposit of 50% is payable upon booking, final payment is required 30 days prior to arrival.
  • If booking within 30 days prior to arrival the full booking amount is a payable at time of booking.
  • Bookings are only confirmed once the full payment has been received. The property manager reserves the right to cancel the reservation if the final payment has not been received. In this case the deposit plus the non-refundable booking fee of $75.00 will be forfeited.
  • The owner will make every effort to ensure the property is available as booked. However, the owner reserves the right to make alterations to bookings due to unforeseen circumstances.
  • If booking is placed through a third party booking channel, eg: AirBNB, Booking.com, Vrbo/Stayz etc, Henley Holidays Terms & Conditions and Cancellation Policies still apply and supersede Terms & Conditions and Cancellation Policy of the third party booking channel

Cancellation policy:

Cancellations can only be made in writing to holidays@henleypropertysales.com.au and can only be made by the person who placed the booking. The cancellation must include your bank account details as all payments are being held in a Statutory Trust Account and it is a legal requirement that refunds can only be made via EFT.

  • Cancellations outside of 60 days prior to arrival will incur a loss of the non-refundable booking fee of $75.00 plus a $100.00 administration fee.
  • Cancellations between 60 to 30 days prior to arrival will incur a 50% cancellation fee plus the non-refundable booking fee of $75.00.
  • Cancellations 30 days or less prior to arrival will incur a 100% cancellation fee, including the non-refundable booking fee of $75.00.
  • Booking amendments between properties are considered cancellations as the properties are all individually owner.

COVID Cancellation policy:

Cancellations due to COVID 19 Government enforced lockdowns and/or travel restrictions no longer fall under any Extenuating Circumstances Cancellation Policies.  Government enforced lockdowns and/or travel restrictions are no longer considered unexpected or unforeseen.

All bookings (with the exception of Lakeview Plaza bookings) made after 15th August 2021 will be subject to a 25% cancellation fee (of the cost of accommodation) if cancelled due to COVID 19 Government enforced lockdowns and/or travel restrictions.

Any bookings placed in Lakeview Plaza are not available for refunds under any circumstances as instructed by the property owner and will incur a 100% cancellation fee.

The refund of any third party booking channel services fees is at the discretion of the third party booking channel.  Henley Holidays is not authorised to approve the refund of any fees/charges not held by Henley Holidays.

Please note all properties managed by Henley Holidays are individually owned and the owner has the right to implement their own cancellation policy relevant to their individual property.

To avoid loss of deposit for cancellations due to unforeseen circumstances we strongly recommend purchasing travel insurance.  Please note, cancellations due to COVID 19 are NO LONGER considered unforeseen circumstances and are therefore NOT covered by most travel insurance policies.

General Terms & Conditions:

To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.

  1. The premises are rented by you for holiday purposes for the period stated on your payment receipt.
  2. Arrival – Check in time is from 4pm on day of arrival. Check in details will be provided by text message to the mobile number provided on the booking by 4:00pm. Please note that during peak times check in times may be delayed due to work load.
  3. Departure – the property should be left in a similar state to its condition on arrival. Checkout time is 10:00am to allow time to prepare property for next guests. If guests have not fully departed the property by 10:00am a late departure fee will be charged.  Late departure fees are $100 up to 30 mins late departure and $25.00 for every 15 mins thereafter.
  4. Upon departure guest are obliged to remove all rubbish and load all dirty dishes into the dishwasher and turn it on. Failure to do this and if any rubbish is left at the property an excess clean of $125 will be charged.
  5. The number of guests should not exceed the number stated on the Confirmation Notice or the number subsequently agreed in writing or email. Fees will apply for additional guests not agreed to with the owner in advance.
  6. Parties and functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your security deposit and/or additional payments.
  7. Damage, breakages, theft and loss are the guest’s responsibility during their stay and must be reported to Henley Holidays staff upon check-out. Any unreported damages, breakages or theft discovered upon check out will have charges associated therein applied against the security bond held for this booking.
  8. Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental and loss of the security deposit.
  9. All linen is included.
  10. All properties are strictly NON Smoking and non adherence may result in loss of security deposit.
  11. Unless otherwise specified pets are not allowed in any of our properties. Breach of this condition will incur a carpet cleaning fee of $300 and any additional charges relating to excess cleaning and damage to any part of the property.
  12. The owner takes no responsibility for the guest’s personal property.
  13. Owners have the right to cancel any booking should they wish to utilize their property at the same time. Henley Holidays will make every effort to relocate the booking to a comparable property at no extra charge.
  14. A security bond is payable before arrival. The security deposit will be refunded within 14 days of departure subject to the conditions being met. It is designed to cover any additional costs incurred including but not limited to any breakage, damage or excess cleaning requirements, extra guests beyond those declared and excess rubbish removal.
  15. BLACKLIST – The ‘Blacklist register is a database of guests who have breached the Terms & Conditions of the booking, damaged property or indulged in inappropriate behaviour. Henley Holidays participates in the ‘Blacklist’ By accepting this booking, you agree that if your details are placed on ‘Blacklist’ for any reason, Henley Holidays can disclose this information to other accommodation providers that participate in ‘Blacklist’.

 

Variations to these conditions may only be made by prior arrangement with the owner in writing.
